Visio Lending
Visio Lending writes DSCR loans on residential rental property, qualifying the borrower on the property's cash flow instead of on personal income. It lends directly to investors and through mortgage brokers, and takes title-holding entities: a borrower can close in an LLC or a corporation.
Two programs carry the business. Long-term rental loans serve buy-and-hold investors renting on six- to twelve-month leases, on 30-year fixed terms with no balloon payment. Short-term rental loans cover properties rented by the night or by the week, including listings on Airbnb and Vrbo as well as rentals the owner manages independently.
Some terms move by state. Visio requires an entity borrower in Georgia, Hawaii, Illinois, Massachusetts, New Jersey, New York, Pennsylvania and Virginia, and a zero prepayment penalty structure in New Mexico, Ohio, Maryland, Pennsylvania and Rhode Island. The company has financed investors nationwide since 2012, and account executives who work only on DSCR loans carry a file from application through closing.
Rates, fees, minimum DSCR ratios and reserve requirements are not published and are quoted per deal, so the pricing that matters is the one on a live term sheet rather than anything on the site.
Best for
Buy-and-hold and short-term rental investors who want to qualify on property cash flow and close in an LLC. Not for owner-occupants, and not for borrowers who need personal-income underwriting or a conventional conforming loan.
