How we vet

Real Estate Bench is a directory of firms that do commercial real estate work at the size most investors actually operate: a 40-space park, a 30,000-square-foot storage facility, a 20-unit building. Here is what each label on a listing means.

Bench-approved

Bench-approved

A Bench-approved vendor is one we have used ourselves on a deal, or one that a member we trust has used on a real transaction and would hire again. We also confirm the firm is who it says it is, that it works at this deal size, and that nothing public contradicts the claim.

Approval is earned per firm, not per office or per person, and it can be removed. It is never for sale: a vendor cannot pay to be Bench-approved, and a vendor we own does not get it automatically.

Listed

Every other listing is a firm that publicly does the work in the category, at a size that fits this audience. We write the description from the firm’s own materials, neutrally, and fill in attributes only where the firm states them. Being listed is informational, not an endorsement.

Some categories, including coaching and masterminds, tax strategists, and capital-raising consultants, show Bench-approved firms only. Those categories carry a “Bench-approved listings only” tag and every coaching listing includes a public note on why it is here.

Claimed

Claimed

A claimed listing means someone at the firm has verified the details with us. Claiming lets a vendor correct information and add a logo. It does not change sort order and does not imply approval. Claim your listing.

Some vendors on the site are companies Real Estate Bench owns. Some have a paid relationship with us of any kind: sponsorship, referral fees, or a featured listing. Both are labeled on every card and every listing page, in plain language, above the fold. Neither label moves a vendor up the list.

Sort order

Every list on the site sorts the same way: Bench-approved first, then claimed, then alphabetical. Nothing else affects order. On a state page, vendors based in or explicitly serving that state appear before nationwide vendors.

What we never list

Individuals. Private lenders, JV partners, and capital raisers are listed only as firms or registered platforms. Local trades such as paving, roofing, and landscaping are not listed as pages at all; ask in the community for a vouched referral.
