LeadSimple is software for residential property management companies. It puts owner lead capture and sales, a shared inbox and phone system, recurring operating processes and maintenance work orders on one timeline, and sits on top of an existing property management system rather than replacing it. The company started in 2013 as a lead generation business, found that property managers were slow to follow up on the leads it sent, and built the CRM and workflow product from there.
The platform is sold in layers. Core is a shared inbox with an IVR phone menu, assignment and resolution, contact history and mobile apps. The phone tier adds ring groups, call trees, business hours per number, warm transfers, live queue monitoring, call recording and an AI voice agent that answers when nobody can. CRM adds portal and form capture, speed-to-lead routing, SLA escalation, stage playbooks and pipeline reporting for owner leads. Operations turns standard operating procedures into timed, assigned processes for lease renewals, move-ins, inspections, owner onboarding, delinquencies and make-readies, with branching logic, triggers from the PMS, more than 15 templates and escalation dashboards. Maintenance runs a work order from intake through vendor quotes, owner approval by secure link, scheduling and resident confirmation of completion.
Published pricing is $29 per user a month for Core and $59 for the phone tier, $99 a month for CRM with one user and one pipeline and $30 for each additional pipeline, $1.35 per door a month for Operations with a $200 minimum, and $2.99 per door a month for the all-in Platform plan with a $500 minimum on an annual contract, which the company says costs less than buying the pieces separately past roughly 170 doors. Month-to-month rates are higher and a 14-day trial is offered. The company describes itself as a remote team of 50-plus, an Inc. 5000 honoree in 2023 and 2024, with over 50% year-on-year growth since 2020.
The per-door plans carry minimums a small portfolio will hit before it uses the capacity, so check the maths at your door count. Confirm which PMS integrations you need, how the AI voice agent minutes are metered per user, and whether Maintenance is bundled or billed separately on the plan you are quoted.
Best for
Residential property management companies growing past the point where leads and work orders live in personal inboxes, roughly 100 doors and up. Single-owner portfolios with no staff will not use most of it.
