ZRS Management
ZRS Management is a Florida limited liability company formed in 1991 to manage multifamily communities and, since 2010, a stand-alone third-party management company. It works for institutional clients, partnerships and individual owners, and takes A and B assets only.
The operating model is built on small portfolios. Regional managers carry no more than six assets each, which is how the firm keeps response times short. The accounting department is led by CPAs and customises financial reporting to the client's format, and ZRS teams operate whichever property management software and web-based systems an owner already runs, for apartments and for condominiums.
Beyond stabilised operations the firm handles lease-ups and renovations, manages garden-style apartments, urban mixed-use projects, fractured condominium projects and luxury high-rises, runs due diligence on acquisitions, and advises owners on marketing, branding and capital improvement planning.
Headquarters are at 225 East Robinson Street in Orlando, with regional offices in Fort Lauderdale, Jacksonville, Tampa, Dallas, Houston, San Antonio, Austin, Charlotte, Okatie, Nashville and Atlanta. Management fees are not published and are set per assignment.
Best for
Institutional and private owners of Class A and B apartment communities in Florida, Texas and the Southeast who want small regional-manager portfolios and CPA-led reporting. ZRS states it manages A and B assets only, so C-class owners are not the audience.
