Unit Trac

Unit Trac is web-based management software for self-storage and other rental facilities, written by a storage owner for his own site and then sold to other operators. The core screen is an interactive facility map, colour-coded so unit status reads at a glance, backed by lease records, payments, tenant messaging and reporting.

Leasing runs either way. The eLease template editor lets an operator use their own agreement with custom fields, multiple agreement types, a captured business signature and electronic signing from any device; paper leases can be photographed and uploaded into the same file. Tenants can start and sign leases themselves when the operator turns that on, and autopay enrollment is part of signing. Payments go through integrated processing with the option to configure a management fee and pass costs to renters - a choice Unit Trac flags as needing a legality check where you operate. Gate automation and a built-in facility website with SEO are separate add-ons.

The company is a team of six based in Morton, Illinois, running its own facility alongside the software; the first customer was itself, after the founders bought a storage facility in 2012. It says more than 1,400 businesses now use the platform, across more than 30 countries, and keeps support in-house and US-based. The platform is not storage-only: RV lots, boat slips, apartments, garages and hangars are all handled as rentable units.

Pricing is per unit: $0.70 per unit per month with a $30 monthly minimum. Payment processing is 2.9% plus $1.00 per card charge and 1.9% plus $1.00 per ACH charge, with ACH available only in the USA. Gate automation is $30 per gate per month and the premium website and SEO package $50 per website per month.
