Property management software
TurboTenant
TurboTenant is landlord software aimed at people who own a handful of rentals rather than a portfolio. The core tools are free to the landlord: listing syndication to 25+ rental sites, online rental applications, background, credit and eviction screening paid for by the applicant, a state-specific lease builder, rent collection with autopay and automatic late fees, maintenance request tracking, and income and expense tracking by property.
Screening reports cover background, credit, eviction, and income, and are ordered by inviting the applicant by text or email. Leases are built against the laws of the state the property sits in, and a free lease audit tool checks an existing lease for compliance. A paid Premium subscription adds further features on top of the free account.
The company has also moved into services. Tenant placement covers marketing, professional listing photos, self-guided showings, and screening; full property management is sold at a flat fee rather than a percentage of rent, with maintenance coordination at no markup and renter communication handled by TurboTenant. Those services are offered in Arizona, California, Colorado, Connecticut, Florida, Georgia, Massachusetts, Nevada, North Carolina, Oregon, Tennessee, Texas, Utah, and Washington.
The site says over 1 million landlords have used the platform to screen applicants, and it publishes state-by-state landlord-tenant law guides, calculators, videos, and podcasts alongside the software. Landlords outside the named management states can still use the software, but the done-for-you services will not be available to them.
Best for
Landlords with one to 50 doors who want free listing, screening, lease, and rent-collection tools, and who may later want flat-fee management in one of the states where TurboTenant offers it. Large portfolios will need heavier accounting.
