SVN International is a commercial real estate services firm whose advisors work out of offices across the United States, with international expansion under way. Its distinguishing practice is the Shared Value Network: listings are promoted to the whole brokerage community and fees are shared with outside brokers, rather than kept inside the firm.

Advisors cover industrial, multifamily, office, retail, land and development, single tenant, medical, self storage and senior living property. Service lines run beyond investment sales to tenant representation, landlord leasing and lease administration, property management, corporate capital markets, and strategic consulting and advisory. Tenant representation is sold as exclusive — advisors represent the occupier only, covering location selection, space programming, lease structure analysis and financial modelling. Property management covers financial reporting, tenant relations, maintenance and vendor coordination, lease administration, capital planning and budgeting.

The SVN brand was founded in 1987 with the stated aim of replacing internal competition with organised cooperation. The firm describes itself as an employee-owned Public Benefit Corporation, which it says makes it the only one of its kind in commercial real estate, and each member commits to a published set of Core Covenants.
