South Dakota Manufactured Housing Association

The South Dakota Manufactured Housing Association is the state trade association for the manufactured housing industry in South Dakota. Its public site is built around membership signup, the annual expo, and consumer-facing education about manufactured and modular homes. Mail goes to a PO Box in Pierre.

Its main event is the Mid America Manufactured Housing Expo, held September 16-17, 2026 at The Lodge in Deadwood, South Dakota, with a hotel room block under the expo name. The published schedule includes vendor setup and exhibit time, state association meetings, a State of the State MH Associations roundtable and Q&A, industry speaker sessions, an MHI federal update from the association's CEO, a dinner with auction and awards, a golf tournament at Spearfish Canyon and a brewery tour. Attendee, guest and exhibitor registration open in advance, and sponsorships are sold at Diamond, Platinum, Gold and Silver levels.

The association's FAQ section covers the distinction between manufactured homes, built to the federal HUD Code, and modular homes, built to local building code and set on a permanent foundation, along with financing differences between homes classified as real property and as personal property, construction timelines and style options.

Membership dues, member benefits and any state statute, titling or installer licensing resources are not published on the pages crawled. Contact the association directly for dues, for member directories, and to confirm what it can help with on landlord-tenant or installation questions.

Common questions

What is the difference between a manufactured home and a modular home?
Both are factory built and shipped up to 90% complete. A manufactured home is built to the federal HUD Code, which regulates strength, fire resistance, wind safety, energy efficiency and building systems, and typically sits on a chassis. A modular home is built to the local building code, like a site-built house, and is affixed to a permanent foundation such as a crawl space or basement.
Is a manufactured or modular home the same as a mobile home?
No. The association states there has not been a mobile home built in 40 years, following the federal construction and safety standard act passed in 1976, which put manufactured home design and construction under HUD regulation.
How are manufactured and modular homes financed?
Financing a modular home works the same as financing site-built new construction. A manufactured home may qualify for a traditional home loan if it is larger than 400 square feet and classified as real property rather than personal property; financing for homes classified as personal property is available if certain criteria are met.
