Gates & access control
SmartRent
SmartRent sells smart-home hardware and the cloud software that runs it to rental housing owners and operators, with connected products for multifamily, single-family rentals and student housing. Smart locks, thermostats, leak and temperature sensors, common-area access control, parking, package management and community WiFi all report into one property dashboard.
A community picks a hardware package and installs it new or as a retrofit, either self-installed or white-glove. Site teams then grant and revoke access for residents, maintenance staff, vendors and guests, set thermostat schedules in vacant units, and receive leak, temperature, humidity and low-battery alerts that can generate work orders. Residents use an app to lock and unlock the door, adjust the thermostat, issue guest access codes, submit and track service requests and receive community broadcasts, with Apple Wallet supported for unit access.
Self-Guided Tours lets prospects tour without an app download or on-site staff: identity and location are verified, an access code is issued at the tour time and invalidated afterward, and the prospect is prompted to apply, contact the office, leave feedback or book another tour. SmartRent has operated since 2017, acquired SightPlan in 2022 to add maintenance and resident engagement tools, marked 500,000 installed units, launched Community WiFi in 2023 after publishing research on resident internet needs, and passed one million self-guided tours in 2024.
Pricing is not published; SmartRent quotes a community after walking the property. Ask which hardware brands a given package uses, whether installation at your quoted price is self-install or white-glove, and what happens to resident app access and device control if the contract ends.
Best for
Multifamily owners standardizing locks, thermostats, leak sensors and common-area access across a portfolio, and leasing teams that want unstaffed self-guided touring. A single community wanting one product only may find the platform heavier than needed.

Common questions
- What are Smart Apartments?
- SmartRent's Smart Apartments platform connects the smart devices in a community to a single dashboard. Owners get energy schedules in vacant units and leak detection, site teams automate move-ins and move-outs without rekeying, and residents get app control of their own unit.
- What does SmartRent's Access Control cover?
- It manages access to common areas using mobile credentials, PIN codes, cards or fobs. Site teams monitor and control the cloud-based system remotely, activity is logged, and there are no physical keys to re-cut, which removes lockout and rekeying costs.
- How do Self-Guided Tours work?
- A prospect's identification and location are verified automatically, then an access code is issued at the time of the tour. No app download or on-site staff is needed, several tours can run at once, and the PIN is invalidated once the tour is finished.
- How is the hardware installed?
- The community selects a hardware package, then installs it new or retrofits existing units. Self-installation is supported and white-glove installation is available. For access control, SmartRent walks the community first to tailor the hardware, then trains staff and provides 24/7 support.
