SitusAMC is an independent outsourcing, advisory, and technology provider to the commercial and residential real estate finance industry, and its servicing and asset management group is the part a loan holder hires. That group covers primary servicing and asset management, special servicing and non-performing loan management, and securitization management and support.

Around servicing sit the functions a lender needs to watch a portfolio: collateral monitoring and valuation updates, lease audits and site inspections, financial diligence and forensic analysis, loan underwriting and investment advisory, and staffing or dedicated team build-out when a client would rather add capacity than outsource a whole function. Valuation work is run through a separate entity, SitusAMC Real Estate Valuation Services, which is a registered investment adviser with the SEC.

The firm says it has been doing this for over 30 years and manages more than $516 billion of unpaid principal balance across the US and Europe. It reports supporting more than $29.8 billion of new originations and more than 50 rated securitizations in 2025, evaluating more than $2.39 trillion of CRE assets and debt each quarter, and completing more than 28,000 valuation reviews and appraisals in 2025.
