RPM Living

RPM Living is a multifamily property management, investment and development company. It manages conventional, affordable, senior and student rental communities for third-party owners, and invests on its own account in value-add, stabilized cash flow and development opportunities.

The management business is organized into regions with in-market teams and covers several property verticals. The investments business acquires value-add and stabilized assets and develops ground-up communities, using an analytics team to identify supply and demand dislocations, underserved markets and transitioning neighbourhoods, and focusing on cost basis and development spread against current market cap rates. An investor portal carries offering materials, subscription documents, tax forms and investment history.

RPM Living was founded in Austin in 2002 as Roscoe Property Management with 10 units under management. It reports over 240,000 units under management in 50+ submarkets, a footprint spanning 25+ states, more than 5,000 professionals working in-market across 15 regions, and corporate offices in Austin, Atlanta and Phoenix. The investments arm says it has acquired over 45,000 units, taken over 90 investments full-cycle, delivered over 1,500 units of new development and has another 1,550 units in its pipeline.

Much of that growth came through mergers and acquisitions: B/K Multifamily Services, Phoenix-based Maverick Residential, Dallas-based Pace Realty, and a 2021 merger of F&B Capital and Roscoe Properties with Atlanta-based CF Real Estate Services. Management fees are not published, and unit and state counts differ between pages on the firm's own site, so confirm current scale and which regional team would run the asset.
