RealtyMogul

RealtyMogul is an online commercial real estate investing platform. Members can evaluate private placements in individual properties, 1031 exchange replacement properties and two non-traded real estate investment trusts, the Income REIT and the Growth REIT, with the platform positioning itself as access to institutional-quality real estate without institutional capital.

The company says it runs a formalized process and checklist for every opportunity listed, covering review of the sponsor, review of the business plan, review of the property, and documentation and due diligence. Offerings are evaluated on property-level fundamentals, sponsor experience and alignment, market selection and pricing discipline, and downside and execution risk. Its real estate team sources opportunities across the US, and customer service and asset management teams handle member questions after an investment is made.

RealtyMogul was founded in 2012 and says the platform has grown to more than 300,000 members and has offered over $8BN in property value since inception. In November 2025 it was acquired by a group of real estate operators led by The Wideman Company, a family-owned firm, and the platform now emphasises operator involvement and co-investment alongside members. RM Adviser, LLC, a wholly owned subsidiary of RM Investor, LLC, is an SEC-registered investment adviser that provides investment management services to certain REITs and funds and not to individuals.

Several headline statistics on the home page render as unfilled template placeholders rather than numbers, so figures should be taken from the offering documents rather than the site. The platform's disclosures state that investments are speculative, illiquid and can lose all invested capital, that private placements are limited to accredited investors, and that unaffiliated marketing companies are paid up to $250 for each investor who registers through them.

Individual investors who want passive, pre-screened commercial real estate exposure — accredited investors for private placements and 1031 offerings, members generally for the REITs. Not for sponsors raising debt or investors needing liquidity.
