RCLCO

RCLCO is a real estate consulting firm that advises developers, investors, the public sector and non-real estate organizations on property investment, planning and development. It began in 1967, when its founder was asked to craft the development program for what is now Thousand Oaks Town Center in Southern California and started Robert Charles Lesser & Co., since renamed RCLCO.

The firm is organized into three service areas. Real Estate Economics covers market research and analysis, development feasibility, financial modeling and optimization, fiscal and economic impact analyses, value-add and repositioning, portfolio analysis, and litigation support and expert testimony, and is used for highest and best use, product definition, market positioning and underwriting support. Management Consulting provides strategic planning, organizational consulting, capital strategy, portfolio strategy, operational strategy, compensation consulting and executive search to real estate companies. RCLCO Fund Advisors provides institutional investors with pacing plans and portfolio construction, investment sourcing and underwriting, asset management and monitoring, and reporting, performance and attribution.

The firm reports 59 years in business, 400+ annual projects and more than 100 employees globally, with offices in Austin, Denver, Los Angeles, San Francisco, New York, Orlando, Washington DC and Bethesda. RCLCO Fund Advisors was established in 2011 and has been an SEC Registered Investment Advisor since 2014. The firm publishes research, articles and interactive tools, a podcast, and holds webinars, CEO Summits and MPC University; the RCLCO Foundation, a 501(c)(3) formed in 2006 and funded by a share of firm profits, works on affordable housing.

Fees are not published and engagements are scoped individually, from a single-site feasibility study to an entity-level strategic plan. Ask which service area would own the work and what deliverables and timeline a given scope produces.
