Radius+ (Union Realtime)
Radius+ is a self-storage market intelligence platform operated by Union Realtime. It is built for operators, investors, developers, asset managers, lenders, appraisers, brokers and third-party managers, and brings self-storage supply and saturation, unit-level pricing updated daily, development pipeline activity, CBSA-level market performance, competitive positioning, demographic and economic trends and site selection inputs into one platform.
The suite is sold as several products. Radius+ itself covers location-level analysis and feasibility. Advocate is a macro analytics dashboard that aggregates data from 18,000+ facilities and processes over 100,000 data points a day, parsed by company, time, region, unit size and feature. Insider adds a Chrome extension that shows competitive pricing in a five-mile trade area from any web-based property management system, tracking of more than 900 markets, bi-weekly video market updates and Slack alerts on new listings and projects. Relay pulls live and historical market data into Excel, and Compass Reports are on-demand feasibility reports bought with credits.
Listings is free for brokers, who can post existing facilities, development sites and conversion opportunities, syndicate from Buildout at no charge, and chat with prospects in the listing. Listing promotion runs as an auction starting at $10. Promoted and standard listings sync with the platform and with Compass Reports so a prospect can run site selection analytics from a listing. Compass Reports cost 13 credits, unused credits expire one year after purchase, and a started session cannot be paused.
Subscription pricing is not published. The site describes a self-serve sign-up for small teams and individuals and an Enterprise tier with unlimited platform use and the full reporting suite, quoted by phone or chat. The company is Union Realtime LLC at 405 Lexington Avenue in New York; ask which products are included in a given tier and how credits are billed.

Common questions
- What is self-storage market intelligence software?
- It is a data platform that evaluates self-storage markets, facilities, competitors, pricing, development activity, demographics and demand drivers in one place, instead of relying on manual research or scattered spreadsheets. Radius+ says this can include facility-level data, rental rates, supply growth, pipeline activity, occupancy trends, pricing movement, population data and CBSA-level market comparisons.
- What does Radius+ say underwriting a self-storage facility requires?
- Both the property and the market around it. The company lists current rental rates, occupancy, unit mix, competitor pricing, nearby supply, the new development pipeline, demographic trends, household movement and local demand drivers, and says a strong process looks at existing facility performance, current and future supply, square feet per capita, population and household growth, lease-up assumptions and stabilized revenue potential.
- What data goes into self-storage site selection?
- Radius+ lists existing nearby facilities, net rentable square footage, square feet per capita, population density, household income, the renter versus homeowner mix, housing growth, traffic patterns, the new development pipeline, competitor pricing, climate-controlled versus non-climate-controlled supply, lease-up activity and local economic and employment trends, evaluated at market, trade area, parcel and facility level.
