Q10 Capital

Q10 Capital is a network of independently owned commercial mortgage banking firms with affiliate offices across the United States. A borrower is served by the member firm in their market, which originates the loan; the network supplies shared lender relationships and a common servicing platform behind it.

Q10 Capital Servicing was formed to take on servicing for commercial and multifamily mortgage bankers and lenders, including small and midsized firms facing lender compliance and data security requirements, and for life insurance company mortgage departments trying to reduce the number of correspondents they deal with. It services over 1,000 loans with balances in excess of $7 billion, including roughly $1 billion in Ginnie Mae securities, and lets a lender assign cash management and asset management functions either completely or selectively while keeping non-cash functions in house. The company says it maintains a mortgage banker bond with cyber security endorsements.

Bonneville Real Estate Capital in Salt Lake City, a founding member, shows what a member firm looks like: a mortgage banking firm operating since 1975 that has originated more than $16.2 billion, services 1,600 income property loans totalling $7.9 billion in 47 states, and quotes loans on income producing property from $500,000 to $500,000,000, with permanent, construction, bridge, credit tenant, HUD, and USDA programmes.

Member firms differ in lender relationships, programmes, and geography, so ask which Q10 office covers the market and which of those programmes that specific firm actually originates.
