Construction & project management
Northspyre
Northspyre is a development management platform for real estate development teams. It brings deal screening and underwriting, pipeline management, budgets and costs, schedules, vendor management, and lender and investor reporting into one system instead of spreadsheets, email and point solutions.
On the deal side it models deals of varying complexity, compares scenarios, forecasts cash flows and waterfall distributions, creates deals from an offering memorandum or sales document, and tracks diligence with configurable templates and automated deadline alerts. On the project side it runs an anticipated cost report, draw requests with a funding portal that gives lenders and investors access to selected funding information, a data inbox that captures incoming email and indexes it as searchable data, cash flow forecasting, cost and vendor analytics with portfolio benchmarks, and milestone schedules synced to the budget.
Vendor management tracks contracts, change orders and exposures, creates and routes lien waivers for signature through a lien waiver data index, and flags missing or expired certificates of insurance through a COI tool. Native accounting integrations sync cost data, invoices and payments between accounting and development systems, and an open API connects enterprise apps.
Northspyre was co-founded in 2017. The company reports more than 100 employees, $32.5 million in capital raised, and $500 billion in projects facilitated. It sells two editions, Pro and Enterprise, with Enterprise adding advanced customization and controls, custom permissions and approval workflows, an open API and single sign-on; both are quoted rather than priced publicly.
