Newby Management is a full-service property management company for RV and manufactured home communities, and has served those industries since 1975. It supports on-site managers and handles community operations end to end: resident relations, rent collection, maintenance, human resources, accounting and financial needs, and sales and marketing.

The financial service package is customised per community and runs transactions through a multi-level approval process. The marketing department handles social media content, photography, design and creation of marketing assets, and advertising. Human resources hires and trains on-site staff, administering background checks, multi-panel drug screenings and skill and personality testing, and keeps staffing compliant with state and federal guidelines. An IT team maintains community network infrastructure and handles support, installation and protection.

Newby Realty, the in-house brokerage, uses Florida-licensed real estate agents as buyers' agents on manufactured home and RV community acquisitions, and places on-site agents to work with home buyers and sellers. NEAT, the Newby Emergency Action Team, was established in 1994 to respond to hurricanes, fires, tornadoes and flooding in managed communities, and management and on-site team members are trained for it. Resident relations work includes mediating rent increases and owner-resident disputes, background and credit screening, and running community events.

The company describes itself as a Christian business and runs a chaplaincy program for team members, residents, community owners and vendors, which owners should weigh against their own community's makeup. The office is on US 301 in Ellenton, Florida.
