DST sponsors
Kingsbarn Realty Capital
Kingsbarn Realty Capital is a real estate investment house headquartered in Las Vegas that gives institutional and accredited investors access to private equity, exchange-traded funds, traditional investment funds, private placements and Delaware Statutory Trusts. It reports over $2.8 billion of assets under management, more than 330 properties acquired across the United States, $1.6 billion of equity raised and 11.2 million square feet of real property.
As a DST sponsor, Kingsbarn acquires commercial income properties, places non-recourse financing on them, and retains a national third-party property and asset management firm to operate them and make monthly distributions. Ownership is pro-rata: an investor buying $1 million of a trust that required $5 million of equity owns 20% of the trust and receives 20% of cash flow and depreciation. The minimum investment is $100,000, which the firm positions as helpful for matching a downleg exchange amount. It says it has syndicated over $2 billion of DST investments over the past 10 years across more than 80 offerings, and that it targets properties anchored by generally publicly traded tenants with revenues exceeding $1 billion a year.
Beyond DSTs the firm runs eight business segments: two in-house development groups, joint ventures, exchange-traded funds through an SEC-registered investment advisor, private equity, DSTs, investment funds, asset management through KB Property Advisors, and its Managed-Direct Ownership program. MDO is a structured 1031 exchange in which Kingsbarn handles acquisition, financing, management, legal and closing work and signs the loan guaranties, while the investor keeps control of major leasing, refinancing and sale decisions.
Offerings are sold only through a Private Placement Memorandum to accredited investors, and the site states plainly that it is not itself an offer. Return targets shown for private placements are projections, not guarantees. The main number is 800.242.1000.
Best for
Accredited 1031 exchange investors who want a passive net-lease, multifamily or industrial DST interest starting at $100,000, or a structured exchange where they keep control of major decisions. Not for investors who want to self-manage.
