Kass Management Services

Kass Management Services, Inc. has managed properties in the Chicago metropolitan area since 1985, from an office at 2000 N. Racine in Lincoln Park. It manages residential rental buildings and office, retail and commercial space, and runs in-house leasing for the apartments it represents across Chicagoland.

On the residential side the company builds a management plan per building, with a residential portfolio that ranges from three-unit properties to buildings of over 200 units. Each account is staffed with a senior property manager, a dedicated property manager, a senior bookkeeper, a dedicated bookkeeper and a leasing coordinator. The scope covers maintenance and building systems supervision, janitorial and snow removal contracting, unit turnovers and inspections, rent collection and delinquency procedures, lease renewal administration, and a monthly financial package with balance sheet, accounts payable and receivable, cash flow and rent roll.

Commercial accounts get a comparable team plus monthly reporting to ownership, payment of operating expenses, contract negotiation and renewals, security review and project management. The company states that lease renewals, rent collection, monthly reporting, year-end CAM and tax reconciliation, support for ownership's year-end tax reporting and delinquent rent collection carry no additional fee beyond the management arrangement.

The site does not publish a management fee or a minimum portfolio size. Both are worth asking about on 773-975-7234, along with which neighborhoods and suburbs the firm currently covers.
