Institutional Property Advisors is the institutional division of Marcus & Millichap, handling investment sales, capital markets, and research for large assets and portfolios across the United States and Canada. Its specialty divisions cover multifamily, office, industrial, retail, and healthcare property.

IPA sits between institutional capital and the private high-net-worth investors who make up much of the Marcus & Millichap network, and it markets assignments across that network rather than inside one region or product desk. Capital markets advisors structure debt and equity across the capital stack, and a strategic alliance with M&T Realty Capital Corporation, an accredited Fannie Mae DUS, Freddie Mac Optigo, and FHA/HUD lender, adds agency multifamily financing on a dedicated process.

The firm traces its roots to 1971 and works from more than 80 offices across North America. IPA Research Services publishes more than 1,000 research briefs, market reports, and other research products a year, segmented by property type and region and drawn from the transaction flow of the wider brokerage.
