Inland Private Capital Corporation

Inland Private Capital is the private-programs arm of Inland, the Oak Brook, Illinois real estate investment group established in 1968 by four Chicago public school teachers whose first investors were other teachers, family, and friends. Its offerings are tax-advantaged structures: Delaware statutory trusts that accept 1031 exchange proceeds, 721 exchange programs, qualified opportunity zone funds, and private investment programs, alongside the group's non-traded REITs.

Investors do not buy direct. Programs are sold through broker-dealers and registered investment advisors, with Inland Securities Corporation, a FINRA and SIPC member, acting as dealer manager and placement agent. Inland manages the underlying real estate itself through affiliated acquisition, asset management, development, finance, and property management companies, which is what the group means when it calls itself vertically integrated.

Across all Inland entities and as of 31 December 2025, the group reports 851 sponsored programs, 670 of them completed, and liquidity provided to more than 490,000 investors. Completed programs include 155 Section 1031 exchange programs and 509 private and public limited partnerships. Current public programs include an alternative real estate income trust, a commercial real estate income trust, and a retail income trust, with property types spanning medical outpatient buildings and other commercial sectors.

Every offering is made only by prospectus or private placement memorandum filed with the appropriate regulators, and the group publishes risk disclosures rather than return projections. Fees, leverage, and expected hold period vary by program, so read the offering document for the specific trust rather than the sponsor's track record.

Best for

Exchangers with 1031 proceeds who want a fractional interest in institutionally managed property and are working through a broker-dealer or registered investment advisor. The programs cannot be bought directly from the sponsor.
