Greystone
Greystone is a private commercial real estate finance and investment company working across debt, equity, investment sales, and loan servicing. Its lending covers multifamily, healthcare and senior housing, and other commercial property types, for projects large and small across the country.
Programs include Fannie Mae, Freddie Mac, and FHA/HUD lending, a bridge loan program designed as an interim step to permanent agency financing, CMBS, and structured products. The structured products team handles agency securitizations such as Freddie Mac Q Series, M/ML Series, PC swaps, and custody receipts, publicly offered and privately placed CMBS, risk transfers, and direct purchases of mortgage loans for bank and institutional clients. Loans are offered through Greystone Servicing Company LLC, Greystone Funding Company LLC, and affiliated companies.
Founded in 1988 to restructure troubled FHA loans, the firm became an approved HUD mortgagee in 1989, a Ginnie Mae issuer in 1991, a Fannie Mae DUS lender in 1996, and a Freddie Mac seller/servicer in 2011, and acquired C-III Asset Management with its $18 billion special servicing portfolio in 2019. It formed a joint venture with Cushman & Wakefield in 2021 covering investment sales, advisory, and lending. Greystone ranked first by dollar volume of HUD multifamily and healthcare firm commitments for HUD's 2025 fiscal year, produced $13 billion of transaction volume in 2025, and manages a combined primary and special servicing portfolio of over $100 billion.
Manufactured housing communities are financed through the agency programs rather than a separate product line, and loan minimums are not published, so confirm program fit and deal size with a relationship manager before underwriting to a quote.
