Franklin Homes

Franklin Homes builds HUD-code manufactured homes and modular homes at a single production facility in Russellville, Alabama. The line runs from single-section homes to large multi-section floor plans, and the company also takes commercial and multifamily projects from builders and developers.

Homes are not sold direct. Buyers work through a network of Franklin retailers, and the company's contact form routes enquiries to an authorized retailer; builders and developers with commercial or multifamily projects use the same form. A model home display center at the factory holds several Franklin homes that are open to tour.

Franklin Homes was founded in 1969. Every home is built indoors in a controlled environment and is backed by a full one-year warranty and a 10-year structural warranty. The company says its homes are sold through Franklin retailers in 14 states, and that it serves homeowners across those 14 states.

The site does not name the 14 states, publish prices, or list retailer locations, and it notes that specifications and finish options change without notice. Pricing and available options come from the local retailer. The factory is at 10655 Hwy 43, Russellville AL 35653, on (256) 332-4510.

Common questions

Why do the outdoor plugs stop working, and how are they reset?
Outside receptacles are rated for 15 amps, so a skill saw, electric weed eater or anything drawing more will trip them. They are powered through a master GFI receptacle inside the home, usually on an outer wall closest to the outside receptacle. Bathroom and kitchen plugs are not on that master GFI.
Why is the water in one tub or shower not getting hot?
Franklin homes have anti-scald devices on all tubs and showers, so the water heater is usually not the problem. The master bathroom tub has a copper mixing valve under the home beneath the tub, behind a zipped access panel, with a knob that adjusts temperature. On showers and one-piece tub/showers the anti-scald is built into the faucet, and instructions come in the warranty package.
