EquityMultiple

EquityMultiple is an online platform through which accredited investors put money into private commercial real estate, across senior debt, preferred equity, common equity, and diversified notes. Minimums start at $5,000, and the firm describes itself as a commercial real estate investment and technology company offering professionally managed transactions across property types and risk profiles.

Investments are grouped into three strategies. The cash-management strategy covers Alpine Notes, short-term diversified notes with a $5,000 minimum; a representative nine-month note is shown at a 7.4% annualized yield, and capital can be rolled into the next series or moved to another investment. The income strategy covers senior debt with target returns of 8-12% and preferred equity with target preferred returns of 10-14%, including the Ascent Income Fund at a $20,000 minimum. The growth strategy covers value-add and opportunistic equity with target net IRRs of 18%+, plus upside-focused funds and portfolios.

The platform says it accepts around 5% of the investments it considers, that its investors have participated in more than $3 billion of commercial real estate transactions, and that total distributions, counting cash flow, profits, and return of principal through the last full calendar quarter, are $478M+. Asset management continues through the life of each investment.

The operating structure changed in 2026. Effective August 1, 2026, Equity Multiple, Inc. granted a non-exclusive license of the EquityMultiple platform and brand to Larson Acquisitions, LLC, a subsidiary of Larson Financial Holdings, LLC, and Larson Capital Management now operates the platform day to day. Equity Multiple, Inc. keeps its existing shareholders, now operates under the name EM Investment Partners, and continues to manage and service existing investments, whose terms, fees, distributions, and tax reporting the company says are unchanged.
