Entrata is a property management software platform for multifamily owners and operators. It is built around two halves that share the same data: an operations platform used by staff and a resident platform used by renters.

The operations side covers marketing and leasing through property websites, ProspectPortal, LeadManager, and a digital marketing bundle; payments and screening through ResidentPay and ResidentVerify; accounting, budgeting, job costing, procure-to-pay, and bill pay; facilities management and a leasing center; utility billing, utility expense management, utility procurement, sales tax audits, and energy management; and business intelligence with revenue management for both conventional and student portfolios.

The resident side covers ResidentPortal and the Homebody app, where residents pay rent, submit work orders, read community notices, and book services, and which can be white-labeled to the property's own brand. Ancillary programs include a rewards scheme tied to on-time payment, autopay enrollment, and renewals; rent reporting to the credit bureaus; renters insurance through an in-house agency with automated compliance reporting; and a deposit alternative that replaces a security deposit with a monthly premium and, the company says, carries 50% more coverage than a traditional deposit, with claims submitted inside the management system. An AI layer adds agents for leasing, maintenance, payments, and renewals plus call analysis, governed by role-based permissions, approval workflows, and a full audit trail.

Entrata supports multifamily, student, affordable, military, commercial, and manufactured housing portfolios.
