Inspectors

Criterium Engineers

Criterium Engineers is a consulting engineering network whose licensed Professional Engineers inspect and evaluate buildings for owners, real estate investors, contractors, and homeowner associations. Commercial work covers commercial building inspections, property condition reports and assessments, Phase I environmental site assessments, capital needs assessments and maintenance planning, cost segregation studies, energy and sustainability work, insurance investigations, and forensic investigation with expert witness testimony.

For homeowner associations it diagnoses building problems before recommending a fix, designs the repair project, specifies scope, materials, and quality standards, reviews contractor bids against that scope, and helps the board select a contractor. Construction engineering covers building envelope consulting and commissioning, third-party quality assurance, water intrusion testing, and construction document review. Residential services extend from home inspections and structural evaluations to pest and termite, pool and spa, heating and cooling, plumbing, electrical, energy efficiency, and accessibility inspections, and other services include repair design, pre- and post-blast damage inspections, seismic damage inspections, and facade inspections.

Work is delivered through affiliated offices rather than a single staff, which the firm says creates a pool of engineers with wide-ranging expertise for forensic and expert witness work. The home page describes both over 30 offices around the country and 35 affiliate offices spanning North America; engineering services in North Carolina are provided by partner firm Criterium-NC Engineers. The firm also franchises engineering offices to new owners.

Since 1957 the firm says it has evaluated more than 850,000 buildings across the U.S. and Canada, and that it looks at more than 15,000 buildings and visits more than 100 construction sites every year. Fees are per assignment and not published; proposals are requested through the site or on 800-242-1969.
