Capital Square

Capital Square is a sponsor of tax-advantaged real estate investments based in Glen Allen, Virginia, in the Richmond metro. It began in 2012 as a Section 1031/DST sponsor and has since added development projects, qualified opportunity zone funds and a real estate investment trust.

Delaware statutory trusts remain the core of the business. Current and recent offerings include garden-style and Class A apartment communities, build-for-rent townhome and single-family communities, active-adult 55+ cottage and apartment communities and a zero-coupon ground-lease hospitality asset, located across the Southeast, Texas, Tennessee, the Mountain West and other markets.

The firm runs three divisions: real estate investment, a construction and development arm formed in 2019 that also executes opportunity zone projects, and Capital Square Living, the in-house property management company launched in 2023. Investor services include education before and after closing, transaction support, property audits, tax packages, quarterly reporting and cost segregation and bonus depreciation analysis.

Capital Square reports 385 team members, 10,300+ investor fund accounts, 145+ sponsored offerings, 175+ real estate assets and 20,450+ apartment units transacted. Offering-level terms, minimums and fees appear in each program's own documents rather than on the general site.
