Bluerock Value Exchange

Bluerock Value Exchange (BVEX) is a subsidiary of Bluerock Real Estate and a national sponsor of syndicated 1031 exchange offerings. It says it has sponsored these programs for over 20 years and has structured 1031 exchanges on more than $3.2 billion in total property value and more than 17 million square feet of property.

The offerings are Delaware Statutory Trust programs. The current list shown on the site is two diversified industrial portfolio DSTs and one multifamily DST. BVEX says it has capacity across nearly all real estate sectors and can customize transactions for individual investors, so it will build programs to accommodate a range of tax requirements.

Distribution is through financial professionals only. Programs are available through registered investment advisers and independent broker-dealers, and are distributed exclusively by Bluerock Capital Markets, LLC, a member of FINRA and SIPC. Offerings are made solely by confidential private placement memorandum, which the site says must be read alongside any marketing material.

The benefits the firm lists for its DST programs are targeted current distribution rates, potential tax deferral, professional asset management, comprehensive investor communication and reporting, efficient tax reporting, and long-term appreciation potential. The site publishes no minimum investment, load, fee schedule, or hold period, and some pages carry a "Closed Offering. Not Available for Investment" banner, so confirm through an adviser what is actually open.
