Barrett & Stokely is an Indianapolis multifamily firm founded in 1975, working across the acquisition, ownership, management, development, construction, and disposition of income-producing property. Its third-party management arm, Barrett & Stokely Management, was launched in 2009 in response to demand for local property management expertise, and a development arm followed in 2016.

Over 50 years the firm has owned or managed more than 175 properties, including 40,000 multi-family units and 2,500,000 square feet of office and retail, across Indiana, Ohio, Kansas, Kentucky, Illinois, Michigan, Missouri, and states in the Midwest and Sun Belt. Its current focus is a portfolio of about 12,000 multi-family homes, spanning premium mixed-use communities, suburban garden residences, urban high-rises, market-rate and new-construction assets, and stabilized properties.

Management services cover rent collection and bad debt management, paying property expenses, accounting for property income, expenses, assets, and liabilities, maintaining the management plan, property-specific marketing strategy and rental policy, operating, major maintenance, and capital improvement budgets, vendor contract negotiation, market monitoring with weekly rent rate reviews, building, grounds, and equipment maintenance programs, and site staff management and training. The firm works Class A, B, and C assets and points to value engineering as how it holds per-unit expenses stable.
