Property management software
Azibo
Azibo is a property management platform aimed at independent landlords and small property managers. One account covers rental applications and tenant screening, lease creation and e-signature, rent collection, document storage, maintenance requests and messaging, and real estate bookkeeping.
Rent collection is free with no transaction fees and no transaction limits. Renters can pay by ACH bank transfer, Cash App, cash, or credit and debit card, set up autopay, and receive automatic reminders when rent is due or late, while the owner sees payment status on a dashboard. Payouts land in a linked bank account as fast as two business days, there is no cap on linked accounts, and payments flow into the bookkeeping tool, which tags and categorizes transactions against a real estate chart of accounts and produces Schedule E and other reports filtered by property, portfolio, and date range.
Tenant screening is run with TransUnion and covers credit, criminal background including national and state records and sanctions lists, and eviction history. It is free for property owners and managers; the applicant pays $39.99, reduced to $20 in New York where the owner covers part of the fee. Leases are built step by step from state-specific templates with clauses and addendums, then sent for e-signature, and Azibo partners with property owner associations so members can build leases from association documents.
The site states that Azibo is now part of TurboTenant and points new landlords to TurboTenant.com, and it carries a notice that state-specific leases were being taken offline for rework. The company reports more than 20,000 units managed on the platform, more than $250 million in transactions processed, and $37 million raised from investors including Khosla, Canaan, QED, Camber Creek, RET, and Liberty Mutual. Owners should confirm which product they are being onboarded to before migrating a portfolio.
