AppFolio Investment Manager

AppFolio Investment Manager is AppFolio's software for real estate syndicators and fund managers. It pairs an investor-facing portal with back-office tools for fundraising, distributions, reporting and investor relationship management.

The investor portal gives limited partners real-time investment data and dashboard views, downloadable documents including K-1s and reports, upcoming projects to invest in, contribution and distribution tracking, ACH contributions, accreditation verification and an optional mobile app.

On the manager side the product handles capital raising, custom report sharing, secure document delivery, electronic signatures, deal tracking, automated waterfall calculations, distribution payments and visualization of complex fund structures. A relationship management layer records investor interactions and assigns tasks across the firm. AppFolio Alpha aggregates and normalizes data across multiple portfolios and property management systems for asset performance tracking.

AppFolio states the technology is certified under SOC 1 Type 2 and SOC 2 Type 1 and 2, that sensitive data is encrypted and stored in a dedicated data center, and that logins are protected by two-factor authentication. Syndicators and fund managers who need one system for investor onboarding, distributions and reporting, particularly firms already running AppFolio Property Manager. It is not a property operations system on its own.
